Construction is underway to deliver 50 zero carbon ready homes on Hayfield’s £25m prime 8.5-acre (3.46 Ha) lakeside development in Bedfordshire
The Bedfordshire village of Clophill will see 50 zero carbon ready homes go up next to a new country park and lakes.
The lakeside development in Bedfordshire will include a variety of environmentally friendly features, including:
- air source heat pumps
- energy-efficient underfloor heating
- electric vehicle fast-charging points
- enhanced insulation
- fibre optic broadband in each property
Planning for the lakeside development in Bedfordshire – located just off Shefford Road – was approved by Central Bedfordshire Council in late 2020.
The 50 zero carbon ready homes are being part-funded by the multi award-winning housebuilder’s £67m facility with OakNorth Bank and the creation of the new 292-acre (118 Ha) Clophill Lakes and nature reserve will be funded by Greensand Charitable Trust.

“We are planning to utilise an element of MMC at this site, in order to further enhance our eco-credentials and provide more certainty to the build programme. The first homes will be ready to move into this autumn, so we will be releasing a number for sale on an off-plan basis during the spring.

What will the lakeside development in Bedfordshire look like?
Hayfield Lakes will incorporate a variety of properties – bungalows, and two-, three-, four- and five-bedroom executive houses.
Public Open Space is at the heart of this scheme – benefitting residents and biodiversity in Clophill. This means new habitats for wildlife, native tree planting, an attenuation pond planted with wetland wildflowers, and the retention of most of the existing trees and hedgerows.
As part of the final phase of the lakeside development in Bedfordshire, Hayfield will build a children’s play area to ensure that there is a safe and fun place for children to play.
Sympathetic architecture takes cues from traditional properties in Clophill
Hayfield has taken design inspiration from the small semi-rural village of Clophill. This is visible in the timber and brick detailing of properties: predominantly heritage red brickwork will be complemented by dark grey feature window frames, traditional brown and grey roof tiles, and render in key locations.

Clophill is located only 10 miles south of the city of Bedford, 11 miles north of Luton, and 18 miles east of Milton Keynes.
There is a bus stop only 200m from the site that offers a range of routes.
Within a mile of the development residents will find a convenience store, two bars/restaurants, Cainhoe Wood Golf Club, a local swimming centre, a lower school and preschool, Clophill Village Hall and two churches.
The local towns of Shefford, Ampthill and Flitwick offer additional facilities, including supermarkets. Moreover, the train station in Flitwick is four miles away and provides regular services to London, Gatwick Airport, Brighton and Bedford.
Leading off Shefford Road, a new access road and a network of footpaths to adoptable standards will be created by the developers.
The 50 new zero carbon ready homes will be tenure blind by design, with designated parking, and many benefitting from garages. Visitor parking spaces will be dotted throughout the housing development.
The density of the development will be archetypally Hayfield, meaning it is much lower than typical new build schemes. This avoids the overcrowded feeling often associated with large new developments of new builds.
