Createmaster’s new solution integrates their digital handover service with a user-friendly dashboard, making building safety compliance easier for users

The solution, supported by a Zutec platform, merges Createmaster’s comprehensive digital handover service with a user-friendly dashboard. This allows contractors and developers to understand the information needed to meet their obligations outlined in the Building Safety Act during the asset handover phase.

Gateway 3 marks the final certificate stage in which a building safety case is presented for evaluation. It serves as an important point in the handover process; it is vital in securing building control approval from the Building Safety Regulator (BSR).

This is needed before registering and initiating occupancy of a higher-risk residential building (HRRB). Approval from the BSR for the building safety case prior to project completion and the handover of the asset to its owner is also needed.

Building safety compliance documents can be accessed in one place

The Gateway 3 dashboard provides developers and contractors with real-time visibility to help them manage buildings all in one place. Before handing information over to clients, users of the solution can access the status of their documents.

Users can quickly see what information and documents they currently possess, what is expected, what is currently being worked on, and what has already been approved for building safety compliance with the information requirements.

“Today, handover information required by contractors is likely captured across multiple formats, systems, and platforms, including the contractor’s and subcontractors’ CDE or Quality Management system. While these systems are widely used for effectively managing construction project data, they do not offer a single, consolidated data set for handover to a client and the regulator,” said James Cannon, commercial director at Createmaster.

The dashboard uses a standardised template that works to the updated criteria for a building safety case. This template includes forms such as digital O&M, H&S files, and fire emergency files. It also includes a comprehensive range of information needed to show building safety compliance.

The gateway can help with risk management

Users can consolidate information and pinpoint any gaps to mitigate risks in a project. By granting permission-controlled access to stakeholders such as client teams, consultants, and third-party approvers, everyone involved can contribute information while managing priorities and addressing data gaps.

“As a single source of truth for digital building information, the solution provides a clear and defined mechanism for collating the evidence required to support a building safety case and helps our contractors ensure compliant building information and manuals are handed over to a client. This takes the pain out of the handover process and information digitisation on the path to golden thread conformance,” concluded James Cannon.
