Plans unveiled for mixed-use scheme at Deansgate Renaissance site

Property Alliance Group and Starwood Capital have unveiled plans for a 27-storey mixed-use scheme at Manchester’s former Renaissance site on Deansgate

The proposals form part of a masterplan, which would see £200m invested into the Deansgate Renaissance site to create a mixed-use scheme.

Planning applications to redevelop the existing hotel and create new office space were submitted on 11 May 2021 and 25 June 2021 respectively following a public consultation in April 2021.

Featuring 300 new homes as well as communal and private roof terraces, the residential building has been designed to complement the surrounding architecture. Angled to the sky, it features sandstone precast panels which are textured and patterned to reflect the stonework of the nearby Manchester cathedral.

A new public realm will be created along the Irwell waterfront offering space for pop-up food and drink vendors, and seating with elevated views over the river.

Towards Victoria Bridge, a private garden is proposed for residents of the new building.

Along Deansgate, further improvements are planned to make the area more pedestrian and cyclist-friendly.

‘Creating larger and greener space’

Alex Russell, managing director of Alliance, said: “We have worked closely with Manchester City Council, Manchester Cathedral, and Historic England to develop the design of the residential building ensuring it is appropriate for the setting.

“The residential element will be complemented by extensive public realm which will significantly enhance Deansgate, creating a much larger and greener space for people to enjoy.

“A new lift will provide access down to the Irwell riverside which will feature a new food and beverage offering designed to activate the space.

“We look forward to sharing our plans and receiving feedback ahead of submitting our next planning application in September.”

The proposals for the Renaissance site are being designed by Jon Matthews Architects. Avison Young is the planning consultant and Planit IE is the landscape architect.
