Consumer Code for New Homes

Leading UK structural warranty provider Build-Zone has joined the Consumer Code for New Homes (CCNH) to raise new home warranty standards for SME developers

The Consumer Code for New Homes (CCNH) provides strong safeguards for those investing in new home constructions. Approved by the Chartered Trading Standards Institute (CTSI), which sets mandatory criteria for all affiliated developers.

The code aims to enforce best practices in the marketing, selling and purchasing new homes while also setting high standards for post-sales customer care services.

CCNH works with warranty providers, signed up as code users, who ensure detailed monitoring and code enforcement together. By joining the CCNH, Build-Zone will be aligned with other warranty providers in the market, helping to raise standards for developers and builders.

Promoting a collective voice within the UK construction industry

Peter Richardson of Build-Zone said: “At Build-Zone, we are committed to upholding the highest industry standards for developers and housebuilders benefitting from new home warranties. Our dedication to excellence aims to help both consumers and developers alike.

“By joining the Consumer Code for New Homes, we promote a collective voice within the industry, fostering collaboration and ensuring quality throughout the new home-buying process.

“We are delighted to be part of the CCNH and work alongside like-minded warranty providers to provide market confidence collectively, with consumer safety at the forefront of operations.”

Build-Zone boasts some of the industry’s largest A-rated insurance capacities, offering 10- or 12-year structural warranty policies for a range of projects, including residential, social housing, mixed-use, Build-to-Rent, student housing and expansive commercial initiatives.
They collaborate closely with developers, contractors, architects, engineers, project overseers, financiers, other building experts and a select group of specialised insurance brokers.

What is the Consumer Code for New Homes?

The code establishes mandatory requirements for all Developers registered with the code.

Where a developer (or their agent) is in serious breach of the code, the code sponsor can apply a range of sanctions, including removal from the code’s register of members.

This will also result in removal from the registers maintained by the warranty bodies who support the code.

The code provides a clear consumer complaints process supported by an independent Dispute Resolution Scheme for consumer complaints that arise and are made in writing to the developer within two years of the date of the completion of the new home purchase.

The code also benefits second and subsequent buyers of the new home but only in respect of after-sales matters reported within two years of the date of the completion of the new home purchase.

Nothing contained within the code affects a buyer’s existing legal rights and does not replace any existing legislation regarding the sale and marketing of new homes to consumers.
