£15m Brandon Yard restoration development in Bristol complete

Galliard Homes and Acorn Property Group have revealed the final part of Bristol’s harbour regeneration project, the £15m Brandon Yard development

The restoration and transformation of the site has taken two years, guided by contractors Speller Metcalfe and architects AWW, and the scheme is now complete.

The Brandon Yard development overlooks the harbour with nearby restaurants, bars and independent shops just moments away. Brandon Yard combines restored listed buildings with new build elements to provide 58 one, two- and three-bedroom apartments.

Throughout the development, a combination of traditional building techniques and modern design have been used, adapting to the site’s specific requirements.

One challenge of the development was the restoration of the original listed stone brickwork, with a new structural steel frame erected inside the buildings and loose stone carefully removed during works then reused.

Lightweight cladding, based on the Gebrik brick-slip style, was fabricated offsite and used on New Retort House, creating the look of a traditional brick façade and helping to harmonise the new and retained buildings.

Given the varied sizes and styles of homes onsite, the bathrooms were built using conventional techniques, allowing each home to feel unique and in proportion to its preserved features such as the large oculus windows in Oculus House.

The development is now over 90% sold and the remaining homes for sale start from £435,000 with Help to Buy available.

Ahead of the work by Galliard Homes and Acorn Property Group, remediation works on site had been carried out by Bristol City Council, including removing underground gas chambers.

The remaining two-bedroom apartments and three-bedroom penthouses all offer stylish open-plan kitchen and living areas, a high specification and views over the harbour and towards Brunel’s SS Great Britain.

Robin Squire, regional managing director at Acorn Property Group’s Bristol Office, comments: “The transformation of Brandon Yard has been an exciting project for Acorn Property Group and Galliard Homes and we have worked closely with heritage specialists and Speller Metcalfe to preserve the site’s unique history in balance with high-quality homes.”

David Galman, sales director at Galliard Homes, comments: “Brandon Yard offers a perfect balance between homes with a rich history and stylish, contemporary design, which has proved very popular with buyers to date.

“The regenerated Bristol Harbourside area is now highly sought-after and we have seen steady interest from buyers throughout the scheme’s development. Given that the scheme is now complete, we anticipate high demand for this final collection of homes.”

Andy Metcalfe, joint managing director at Speller Metcalfe, said: “Brandon Yard has been a particularly interesting and challenging project, combining both new build apartments alongside the careful restoration of existing historic buildings and we are absolutely delighted to now see the stunning properties completed.”
