Peel Logistics is seeking permission to create 800,000 sq ft of employment space at Knowsley Industrial Park.
This new development at the park, which currently accommodates approximately 600 businesses and employs more than 10,000 people. It would enable the construction of large format units to meet demand from major manufacturing or distribution companies.
The site, which has been vacant since September 2012, will offer access to more than 10 mega vault amps of power, along with the potential for a rail link to the rear. The site is currently 36.8-acres.
Development Director of Peel Logistics Matthew Fitton said: “The submission of this planning application is a further example of Peel Logistics investing in sites to create oven-ready land opportunities for the occupational market.
“In addition, we are shortly to commit to a groundworks package of £1.5m to ready the site for development. Our investment will create a large-scale occupational opportunity which is all set to go.”
Consultant teams for the project include TTHC, for transport; Ecology Solutions, for ecology; DBK, for PM/cost consultant; Shepherd Gilmore, for FRA and drainage; Wardell Armstrong, for noise; Christians Environmental, for arboriculture; and e3p, for remediation.
Peel Logistics are being advised by AEW Architects and Indigo Planning. The former designed three illustrative layout options for the site. These are intended to meet the needs of a range of occupiers.
Steve Burne of AEW Architects said: “We worked closely with the client to explore various layout solutions that provide varying levels of floor space ranging from 74,322 sq m (800,000 sq ft) for one large single unit, or options for two or three units totalling 64,500 sq m (720,000 sq ft). This is a great site that is perfectly suited to large-scale employment units.”
Nick Fillingham, associate director at Indigo Planning, said: “A flexible planning permission would help Peel Logistics attract either a single occupier or a range of occupiers with very specific needs. The site has been vacant for some time and following Peel’s intervention, it can now be taken forward and brought back into active use.”
It is expected Knowsley Council will make a decision on the application by the end of September.
