Plans will deliver affordable workspace, a Lidl supermarket and hundreds of affordable homes, the redevelopment is expected to be complete by 2022
The £63m transformation of Minavil House has taken a further step forward with construction beginning this month. Property developer R55 has now sold the site to Clarion Housing Group, the UK’s largest social landlord, to deliver 251 affordable homes.
Located in the heart of the Alperton Housing Zone in the London Borough of Brent, the redevelopment will also include a Lidl supermarket, canal-side café and affordable workspace. R55 Workspace CIC, the developer’s community interest company, will manage the affordable workspace which will provide much-needed business support to local artists, creators and entrepreneurs.
The proposals, which will create the tallest building in Brent at 27 storeys, include 215 shared ownership homes and 36 homes available for affordable rent, all with landscaped terraces.
Located opposite Alperton Underground station, the car-free development will make a significant contribution to addressing the capital’s affordable housing crisis and will help the London Borough of Brent to meet its ambitious growth targets.

As the tallest building in Brent, this elegantly designed scheme by FAL Architects will put Alperton on the map as well as opening up parts of the Grand Union Canal to the public, benefitting both new and existing residents.”
Councillor Shama Tatler, lead member for Regeneration, Highways & Planning at the London Borough of Brent, added: “We’re building a borough fit for the future and this redevelopment will make a great contribution to that. Like many boroughs, we need more homes for our residents and this 100 per cent affordable scheme is delivering 251 essential homes, along with affordable workspaces and job opportunities in Alperton.”
Continuing this close partnership, Clarion and R55 have recently submitted a separate planning application to build 258 new homes on Dudden Hill Lane in Dollis Hill.
This scheme will deliver 258 homes in total – 114 shared ownership homes, 54 affordable rented homes and 90 homes for private sale.
