Seaforth has appointed BAM to deliver the £110m refurbishment of Space House, a landmark Grade II listed Covent Garden building
The property, set across two interconnected buildings, was designed by Richard Seifert & Partners in 1968 and was first occupied by the Civil Aviation Authority.
Both buildings will now go through an extensive redevelopment to create 255,000sqft of sustainable and smart Grade A office space, designed to BREEAM Outstanding.
The redesign has been left by Squire and Partners and features two new floors of office accommodation on top of the existing 15 storey tower, a top floor extension to the interconnected eight storey block and reconfiguration of the internal cores and basement levels.
Space House will offer public realm improvements and the existing car parking spaces will be replaced with London’s highest-provisioned cycle centre.
The basement and ground floor levels will also be transformed into new public, retail and event spaces.
Enabling works are underway and construction is due to start in April 2022, with a proposed completion for Q3 2023.
‘First-Grade II Listed refurbishments to be awarded a BREEAM Outstanding’
Rod Stiles, Regional Director, BAM Construction London, said: “This is the first time we have worked with Seaforth and we are delighted to have been chosen to deliver the exciting refurbishment of this iconic building.
“We will ensure that quality and sustainability is at the heart of this scheme that will establish Space House as the first-Grade II Listed refurbishments to be awarded a BREEAM Outstanding certification.
“As with all our projects, and alongside Seaforth, we will look to ensure that this landmark scheme delivers wider social value to the local area and we are working with the surrounding community to identify opportunities to support local initiatives and programmes.”
