Hayfield to deliver a £25m green development in Bedfordshire

The green development will see Hayfield deliver 50 eco-efficient homes spanning over a prime 8.5-acre site in the Bedfordshire village of Clophill

Located just off Shefford Road, the previously developed land has been purchased from L&Q Estates. Part-funded by the £67m facility with OakNorth Bank, Hayfield’s green development will facilitate the creation of the 292-acre Clophill Lakes and nature reserve by Greensand Charitable Trust.

Bungalows, and two-, three-, four- and five-bedroom executive houses have all received planning permission. Hayfield has also designated 18 of the homes for affordable housing which will be delivered to Hightown Housing Association.

Traditional architecture

The architecture is inspired by the traditional houses of the semi-rural village of Clophill and combined with an eco-efficient specification that far exceeds Building Regulations.

Plans for the green development include Air Source Heat Pumps, energy-efficient underfloor heating, electric vehicle fast-charging points, and ultra-fast broadband.

The executive homes have features including timber and brick detailing and the majority of the green development will be built using heritage red brickwork, complemented with dark grey feature window frames, traditional brown and grey roof tiles, and render in key locations.

Local biodiversity and access

For the sake of local biodiversity, most of the existing trees and hedgerows will incorporate public open space, new habitats for wildlife, native tree planting and an attenuation pond with wetland wildflowers. A children’s play area also will be delivered as part of the final phase.

A new access road and a network of footpaths will be created and the 50 new homes will be tenure blind by design, and all properties will have designated parking, many with garages. Visitor parking will also be available. The density of the green development will be archetypally Hayfield and much lower than typical new build schemes.
