A major new Colindale regeneration scheme has gained planning permission, creating 750 homes over the next ten years

A new Colindale regeneration scheme focused on the Douglas Bader Park estate has been given the green light.

The Hill Group, along with the Home Group, will deliver a transformation of the 1970’s estate over a ten-year programme. Existing residents will benefit from new high-quality homes.

Construction will proceed in three phases

Construction will take place in three phases and include the demolition of all current residential units on site. The first phase will deliver 38 affordable homes.

In total 272 affordable units will be delivered alongside 481 homes for private sale.

The affordable homes will be delivered as part of the first two phases and will include houses, maisonettes and apartments to cater for all members of the existing local community.

Outdoor space will provide recreational areas and green parking

Designed by Levitt Bernstein, the 3.9 hectare site will create a green neighbourhood centred around a new urban square.

It will feature a play area, lawns and a central courtyard, which will become a new focal point for the community.

Outdoor space will include balconies, roof terraces and courtyards, exceeding the requirements of the London Plan.

Sustainability and well-being will be a key focus of the development. 20% of all parking spaces will be provided as Electric Vehicle Charging points and there will be over 1,500 high quality cycle parking places.

All homes will benefit from photovoltaic panels and air source heat pumps.

Engagement over the lifetime of the Colindale regeneration scheme

Andy Hill, group chief executive of The Hill Group comments: “As one of the schemes to be balloted under Mayor Sadiq Khan’s mandate to allow residents a vote on estate regeneration, achieving planning success for the Douglas Bader Park estate is a significant achievement.”
