The first zero carbon ready homes at Hayfield’s £25m development in Clophill, Bedfordshire have officially launched

The first release of 50 zero carbon ready homes at Hayfield Lakes are now available for off-plan sales.

Hayfield’s £25m development, located next to a new 292-acre nature reserve and lake in the Bedfordshire village of Clophill, offers a range of three and four-bedroom family homes priced from £575,000 – £870,000.

Two-bedroom bungalows and five-bedroom executive homes will be included in future releases and Hayfield’s largest house design – The Eaton – will be introduced.

Timber and red brickwork detailing

Hayfield Lakes has been designed with a ‘high degree of consideration to the local vernacular’, with features including timber and brick detailing. Predominantly heritage red brickwork will be complemented by dark grey feature window frames, traditional brown and grey roof tiles, and render in key locations.

Energy-efficient underfloor heating, air source heat pumps and EV charging points

The zero carbon ready homes feature air source heat pumps, energy-efficient underfloor heating, electric vehicle fast-charging points, and fibre optic broadband.

Clophill Lakes Nature Reserve for community use

Hayfield’s development will also incorporate Public Open Space, new habitats for wildlife, a children’s play area, and the vast majority of existing trees and hedgerows will be retained and enhanced. A new community facility, Clophill Lakes Nature Reserve, is currently being developed by The Greensand Trust.
