Sadiq Khan partners with Catalyst to build 900-home scheme at St Ann’s

London mayor Sadiq Khan has partnered with Catalyst Housing to build more than 900 new homes on St Ann’s Hospital site in Tottenham

Catalyst’s plans for the St Ann’s site include building 934 homes, of which 50 of these will be affordable homes set aside for community-led housing.

The remaining affordable homes will be 60% London Affordable Rent, 20% London Shared Ownership and 20% London Living Rent.

Catalyst will offer Haringey Council the opportunity of purchasing half of the homes at London affordable rent for their housing portfolio.

There will be key worker housing for NHS staff, with the Barnet, Enfield and Haringey Mental Health Trust able to make use of 22 London living rent homes for 10 years to ensure staff can be housed locally.

The new St Ann’s homes – ranging from family townhouses to apartment blocks – will be designed to the highest standards by Karakusevic Carson Architects and 6a architects.

All homes will meet or exceed London Housing Design Guide space standards and will be sustainable and energy efficient, with the highest levels of building safety, including sprinklers in all flats.

Greenspace will be central to the development. The scheme includes 10,000m2 of new and existing tree cover, and the existing Peace Garden is being tripled in size. New playground space will also be created.

Heritage assets, including St Ann’s Victorian water tower, will be preserved.

There will also be improvements to pedestrian and cycling infrastructure along St Ann’s Road to improve access across the site, including to Chestnuts Park.

“My team and Catalyst are already working closely with the local community to ensure their needs are put at the heart of our plans for St Ann’s.

“I look forward to following the site’s progress and showing what can be done when the public sector takes a clear lead on redevelopment and builds the high-quality homes Londoners deserve.”

A search for the community organisation to take on these homes will be launched early in the new year.
