The Manchester Piccadilly East neighbourhood is set to expand as Capital&Centric’s £28m Ferrous housing plans are given the go ahead

The latest announcement from social impact developer Capital&Centric states that plans to extend the Manchester Piccadilly East neighbourhood, through its £28m Ferrous housing scheme, have been approved.

What is the Ferrous housing scheme?

The Ferrous housing development will feature 107 design-led, rental apartments over 15 storeys on Chapeltown Street – a stone’s throw from Manchester Piccadilly station.

Ferrous is the latest addition to Capital&Centric’s existing projects in Manchester Piccadilly East, the historic Crusader Mill restoration and new build Phoenix community.

The design plans for Ferrous include:

  • a rooftop residents’ garden
  • two café-bars
  • mini parks on the ground floor
  • a new space for pop-up events called ‘The Cabin’

Originally, the 20,000 sq.ft site had been protected as part of the expansion of the Metrolink line, but this has been dropped since the site has been left empty for years.

Construction is expected to begin in autumn of this year and be completed by late 2024.

Ferrous is yet another milestone for Manchester-based Capital&Centric

Capital&Centric spearheaded the original development of Manchester Piccadilly East as a buzzing new community for the city and so Ferrous comes as another great achievement to further improve the area.

Ferrous will see more street-level spaces for residents to hangout, and it is hoped that the shared gardens and the Cabin will become a bit of a social hub in the community.

Currently, the developers are working on site at the neighbouring Leonardo Hotel Piccadilly East on Adair Street. The new hotel and public square boasts a striking Jenga-block design and is set to open very soon.

‘There’s a genuine community forming across Crusader Mill and Phoenix’

Ferrous is the latest exciting investment for Manchester Piccadilly East but it is not the only new project in the area. Nearby Manchester hotspots Ramona and The Firehouse recently revealed plans for Diecast, a massive beer and food hall, brewery, night market and offices at the industrial site around the corner from the Ferrous site, between Store Street and Ducie Street.

“There’s a genuine community forming across Crusader Mill and Phoenix, with owner occupiers forging friendships and making the most of the awesome location. Ferrous will deliver a new social hangout space, with lush planting and The Cabin – a space for indie pop-ups and one-off foodie events to get people spending time there. That, plus the two spaces for café bars or shops should really help foster that close-knit neighbourhood feel, right round the corner from Piccadilly station.”
