Green light for £80m regeneration of Manchester industrial site

Manchester City Council has approved an £80m regeneration plan for a mixed-use community with 410 new homes at Coleshill Street

The regeneration plans submitted by ENGIE and Landcare (East Manchester) Ltd, part of the NPL Group aim to transform a former industrial site into a low carbon, mixed-use community at Coleshill Street in Miles Platting.

The proposals for Coleshill Street include 8,8055 sqm of open space and courtyards, combining sustainable design with digital infrastructure, smart homes and quality public realm.

The £80m scheme will also feature a wide range of homes from one-bedroom apartments to three-bedroom houses, creating a multi-tenure neighbourhood with approximately 50% of all units designated as family homes.

A net-zero carbon scheme

There will be a focus on using smart technology inside the homes, with renewable energy and the use of highly efficient air source heat pumps providing a cheap source of heating and hot water.

The scheme has been designed with the potential of being net-zero carbon and looks to encourage social interaction and healthy living, with plenty of public green spaces complemented by communal courtyards, ample secure cycle parking, vehicular charging points and club car spaces.

The Coleshill Street site will deliver 296 bespoke homes for private rental and over 100 new affordable homes for a registered provider partner.

ENGIE and Landcare are currently working with funding partners to commence site activity at Coleshill Street in early 2021.
