Sheffield Council has appointed Tilbury Douglas to develop the final design and cost for its older persons independent living scheme on the Newstead site
The Older Persons Independent Living (OPIL) scheme on the Newstead in southeast Sheffield has found its preferred bidder in Tilbury Douglas.
This is in preparation for the submission of final project approval, expected in early 2023.
External spaces for residents and the wider public are included in the sustainable design
Working with Sheffield City Council and Peak Architects, the design is environmentally sustainable with future adaptability built in.
Procured via the YORbuild Major Works Framework, the project comprises 141 new build OPIL housing units, which will include both one and two bed flats, as well as associated external works and services.
It incorporates the creation of both indoor and outdoor social and communal spaces, such as a community hall for programmed activities and a café with external courtyard for both residents and the wider community to use.

Kerry Bollington, head of housing growth delivery, Sheffield City Council, said: “The Newstead OPIL project sits within the Council’s Stock Increase Programme and, once complete, will provide a mix of quality new homes that will help to address the shortfall of affordable homes in the area, as well as meeting the needs of older people.
“With enabling works being carried out on the Newstead site for much of 2022 we are delighted to now be working with Tilbury Douglas, Peak Architects and our other partners to work through the next stage of design development to help bring the OPIL project to life.”
