Councillors have kick-started plans to create a new urban village in Sunderland after agreeing to sell 9.2 acres of land between Ryhope and Tunstall to three developers.

Taylor Wimpey will lead the consortium, which will include Persimmon and Storey Homes. Together, the three house builders plan to construct 1,000 new properties over a 15-year period.

The site, which will be bordered by the B1286 Burdon Road to the west and Nettles Lane to the south, forms part of the South Sunderland Growth Area (SSGA) for housing. The proposed plans for the site would also see a new primary school, as well as sports facilities, open spaces, and play areas.

Melvin Speding, cabinet member at Sunderland City Council, advised members to agree to the proposals in order to ensure it receives the market value for the land.

Speaking to the Sunderland Echo, Speding said: “This is land used for agricultural purposes.

“We are recommended to grant the option to purchase so they can progress with the planning application.”

The report said the plans “would secure further investment in the city, facilitate development, which will be of benefit to the city council through provision of additional family housing, and to provide a capital receipt as well as income through additional council tax and the New Homes Bonus.”
