Plans have been submitted to redevelop part of the Kingsway Centre in Newport

Planning is being sought to regenerate the Kingsway Centre in Newport. This would see the creation of a new public square, which would be designed to regenerate the local area.

The application was submitted by Queensberry Real Estate, who recently developed the Friars Walk shopping centre in the city, and was designed by Colman Architects.

Plans cover 68-72 Commercial Street, as well as the Emlyn House Office Building. Under the plans retail units, the existing centre management suite, and Emlyn House will be demolished. In its place will be a new public square spanning 18,839 sq ft.

Retail space will be reduced by 11,480 sq ft as a result and will see some shops relocate to other areas within the centre.

Plans have also been put forward for a new building. This will span five stories and 35,500 sq ft.

A supporting statement with the application described the site as being poor quality, with buildings that “contribute negatively to the townscape in this area of the centre”.

It said: “The applicant was central to the successful delivery of the multi-million pound regeneration scheme at Friars Walk in Newport. The proposal follows this investment in seeking to expand the positive regenerative effectives it has had in the city centre.

“Creating a high quality public space (and any future potential building) as an effective gateway to the Kingsway Shopping Centre will support its attraction and function as an important anchor destination in the centre.

“The potential social, economic and environmental regeneration as a result is significant.”

Agent Boyer lodged the scheme on behalf of the developer.
