Planning permission has been granted on appeal for a mixed-use residential scheme in Wood Green, on the site of the former Marks and Spencer’s in Haringey
Situated on the High Road, the site forms a significant element of the designated Wood Green Area Action Plan, part of the Haringey Local Plan to deliver quality homes, an improved retail environment and increased jobs.
The development comprises 121 residential units ranging from three-storey townhouses located on Bury Road to one, two and three-bed units across two nine-storey towers. The development also comprises 16,000 sq ft of new retail space at ground level, fronting the High Road.
The apartments are set-back from both street frontages and focus around a central communal courtyard. The language and materiality of the various façade components connect with both the adjacent Victorian shopping parades and the nearby Noel Park Conservation Area to create a focal point for the surrounding urban context.
The scheme is designed by Fourfoursixsix architects, working alongside DP9 planning consultants, ICIS Design structural and civil engineers and Silcock Dawson mechanical and electrical engineers. Exterior Architecture provided landscape design services.
Daniel Welham, director at Fourfoursixsix, said: “This positive result will facilitate the delivery of a diverse range of high quality housing and commercial space, breathing new life into this underutilised site, in line with Haringey’s Local Plan.”
Project architect Thomas Gray, added: “Careful consideration has been given to creating a balanced and consistent material palette throughout the scheme, whilst ensuring there is visual interest and definition between the varying elements.”
