Plans to ease South Worcestershire’s housing supply shortage

Terra has submitted plans for 30 homes with extensive landscaping and public open space, located on the outskirts of the South Worcestershire village of Callow End

Malvern Hills District Council cannot currently demonstrate a five-year housing supply, which the proposed scheme could help to alleviate. The 5.7 acres site at Old Hills is to the east of Upton Road (B4424), which is the main vehicular route through the village, connecting to Worcester city centre only five miles away.

Classified as a ‘service village’ within Malvern Hills District, Callow End features a primary school, a village shop, a number of pubs, a village hall and playing fields. There is also a regular bus service which runs along Upton Road between Worcester and the village of Ryall.

The planning application that has been lodged with Malvern Hills District Council is for 30 dwellings, including a 40% provision of affordable homes. The proposed site density is 15 dwellings per hectare, to reflect the low density of the traditional village. The site is currently unused pasture land.

The masterplan and supporting Design and Access Statement have been produced by BHB Architects. The site has a very low risk of potential flooding, and it is not located within or adjacent to a Conservation Area, or Area of Natural Beauty.

It has been identified that a total of 360 affordable homes are required across Malvern Hills District over the next five years. The village of Callow End is a highly sustainable location that is able to accommodate growth, due to its provision of local amenities, schooling and a local bus route.

“Our proposals are for 12 of the 30 plots planned for this site to be designated as affordable, together with additional two and three bedroom homes which could be ideal for first time buyers.
