The UK’s largest modular NHS outpatient facility has been built at King’s College Hospital via a bespoke procurement solution
SAF Solutions, a leading financial and commercial solutions provider, have designed a bespoke procurement structure that supports the procurement of a modular multi-service outpatient facility at King’s College Hospital NHS Foundation Trust. The state-of-the-art, modular 3,450sqm outpatient facility is now open to the public.
It is the largest modular off-site construction project in NHS healthcare in the UK and has been successfully procured via a bespoke, structured finance agreement.
The modular NHS outpatient facility will ease King’s College Hospital’s capacity issues
King’s College Hospital serves more than 700,000 patients across four London boroughs; however, the hospital has faced severe capacity issues due to a lack of space and urgent upgrades required to its current facilities.
Recently published figures from NHS England revealed that 80,801 patients were waiting for non-urgent elective operations or treatment at King’s College Hospital NHS Foundation Trust at the end of February – an increase from 79,714 in January and 74,700 in February 2022.
Premier Modular, a specialist modular building provider, delivered the new outpatient consultation and procedure facility in just nine months. Modules were installed on-site in an existing car park at the hospital within 23 days.

The modular facility has utilised existing space at the hospital
The modular NHS outpatient facility has been built next to one of King’s College Hospital’s existing car parks. It is hoped that the new facility will help reduce waiting times and improve the patient experience for urgent care services without disrupting existing activity at the hospital. Using the existing hospital space has enabled the trust to redevelop other areas of the site.
SAF used its experience in bespoke funding solutions within healthcare and modular construction to develop a funding structure tailored to suit both the Trust’s significant investment and the construction agreements in place with Premier Modular.
The finance solution can be adapted to accommodate the evolving needs of the Trust and its patients. It can consider the initial building and development elements of the project, amalgamating costs into a singular monthly fee.

The new facility includes 48 purpose-built consultation rooms and eight procedure rooms for various services, such as dermatology, rheumatology, respiratory, neurosciences, pain management, and urology.
