With the help from offsite modular specialist Elements Europe and a new modular BTR residential contract, a 4-acre island site in Central Birmingham will be converted into a modern living destination branded Smith’s Garden

Acting as both the main contractor and offsite manufacturer, Elements Europe are to deliver a full turnkey solution to the modular BTR residential scheme.

Set to have 550 one, two and three-bedroom apartments Smith’s Garden will have 6 separate blocks centred around 1 acre of private garden.

Investing in modular BTR construction

Representing a significant milestone in the construction sector, Elements Europe will be incorporating innovative techniques and technologies to enhance efficiency, sustainability and affordability.

Martin Bellinger, principal at Goodstone Living, said: “Smith’s Garden is one of the largest and most exciting Build to Rent residential projects in the UK and is a testament to the evolution of this sector over the past 15 years.”

Meeting the demand for offsite construction and manufacturing

Most of the superstructure is to be constructed by offsite manufactured room modules. From November 2023 to January 2025, Telford will see the manufacturing of 1143 modules.

Thanks to fewer site deliveries, the area will see reduced noise and pollution and minimal environmental effects and disruption.

Elements Europe have expressed the importance of offsite construction, highlighting how it provides a game-changing alternative to traditional on-site construction, enabling faster project completion, reduced waste, enhanced quality control and improved safety.

Construction activities started on the Birmingham site in July 2023, and the phased handover of the 6 blocks will be between late 2024 and early 2026.

The construction process aims to have a 50% reduction in operational carbon

The modular BTR community is setting a new standard for modern living in Birmingham. The scheme will be sustainably built with +50% reduction in operational carbon and a +30% in embodied carbon (vs. current UK building regulations).

Elements Europe will work with architects Darling Associates and UK real estate investment manager Goodstone Living, with phased handover of the completed works beginning in September 2024.
