New housing developments to be delivered in London, Hampshire, Edinburgh & Leeds

A series of new housing developments are set to be delivered across London, Hampshire, Edinburgh and Leeds by The Rushmoor Development Partnership, Cruden, The Hill Group and Glenbrook, which will see the creation of thousands of new homes

The first of the new housing developments is located in West Edinburgh where Cruden Homes has received planning permission to build 122 new homes to form part of the West Craigs Masterplan – a growing new community positioned in the suburb of Maybury, between Barnton and The Gyle.

Work is due to start on site this spring and the first phase of homes is anticipated to be completed by early 2024.

The West Craigs Masterplan features 1,700 new homes, a primary school and a health centre

Once completed, West Craigs will include at least 1,700 new homes, a new primary school, nursery, health centre, cafe, extensive parkland and woodland and a network of cycle routes that feed into Edinburgh’s Green Corridor.

The energy-efficient new homes, designed by ISA Architecture & Design, features one-, two- and three-bedroom apartments, many with balconies, along with three- and four-bedroom terraced and semi-detached houses and townhouses, all with private gardens.

The new housing development will also provide communal electric vehicle charging points and break out garden spaces with BBQ and seating areas for the apartments.

A 10-year regeneration project in Colindale will create 753 homes

In Colindale, The Hill Group, along with their joint venture partner, Home Group have begun work on the first phase of a multi-phase construction project at a 10-acre site at DBP Estate.

The regeneration project will provide 753 much-needed homes for the community, with over a quarter of them available through Shared Ownership and Affordable Rent.

Demolition has already begun on the existing residential units and the construction of 38 affordable homes. The first phase of the 10-year project is set to be completed in 2024.

The new housing development, designed by architects Levitt Bernstein, comprises houses, maisonettes, and apartments and will eventually result in 272 affordable homes and 481 private sale homes.

A regeneration masterplan for Farnborough Civic Quarter includes 960 new energy-efficient homes

The Rushmoor Development Partnership (RDP), between Hill Investment Partnerships Limited (Hill) and Rushmoor Borough Council (RBC) have also obtained outline planning approval for its Civic Quarter Masterplan for Farnborough.

The regeneration plan includes 960 new energy-efficient homes, a leisure and civic centre, a two-hundred-bed hotel, retail space, two mobility hubs, and over 1.93 hectares of green open space.7749_FCQ_LeisureCentre_ParkEdgeView.jpg

Air source heat pumps will provide the homes with hot water and heating, whilst green roofs, and photovoltaic panels will help reduce residents’ energy costs. Biodiversity throughout the development will be increased with new healthy verges, amenity grasslands, and new tree planting.

A new high-quality multi-use central park and play space for residents is also included in the plans, as well as the relocation and upgrade of the current skatepark.

RDP’s masterplan includes two mobility hubs, comprising a multi-storey car park, electric car charge points, and electric scooter and cycle hire, all aimed at improving connectivity throughout the town centre.

There will also be significant improvements to the road infrastructure throughout the town centre, including the removal of the current gyratory and the installation of a T-junction.

Detailed planning applications on plots will start to be submitted during 2023, with works commencing in late 2024.

618-apartment build-to-rent scheme in Leeds gains planning permission

Glenbrook has been granted planning permission for a new £140m, 618-apartment build to rent scheme at Kirkstall Road, Leeds.

Designed by Carey Jones Chapman Tolcher (CJCT) with re-form advising as landscape architects, the homes will be set across five buildings.

The development will also include in excess of 10,000 sq ft of amenity space including a residents’ lounge, a co-working hub and gym, 3,800 sq ft of commercial space and 6,000 sq ft of private external terraces.

Located on the bank of River Aire, over half of the 5.1-acre site will be dedicated to high quality public open space including a new riverside park.

Daniel Roberts, senior development manager at Glenbrook, commented: “We identified this prominent former brownfield site as having huge potential and achieving planning will enable us to deliver a highly sustainable scheme which will act as a catalyst for the wider regeneration of Kirkstall Road.

“With planning now secured, we will be looking to commence work on site later this year.”
