Mace has been chosen to deliver the Grade A office refurbishment of the 10 Gresham Street building in London’s historic Square Mile

CBRE Investment Management (CBRE IM) appointed Mace following the City of London Corporation’s approval of planning consent for the 145,000 sqft office refurbishment.

The building is being redesigned by the architecture firm Gensler. The project includes the addition of a 5,146 sq ft rooftop terrace, which will feature outdoor meeting areas, flexible event spaces, a sensory garden, and a 2,700 sq ft multi-purpose indoor rooftop pavilion.

Mace is committed to sustainable construction

The refurbishment focuses on minimising its embodied carbon footprint by recycling and repurposing materials and reducing the use of fossil fuels.

The developers have committed to responsibly sourcing timber products, accountability for construction materials, and reducing construction waste. Passive and low-energy design measures, such as low-energy LED lighting and high-performance glazing, will also be integrated into the project.

“Finding sustainable solutions to meet the needs of the modern office occupier is a key issue for our industry; redevelopments are a core part of our offering,” said Stewart Ward, managing director for Mace Interiors.

“We are honoured to have been awarded the role of main contractor for 10 Gresham Street, located in a busy part of the City of London – near to historic Guildhall. This refurbishment project will deliver much-needed sustainable Grade-A office space in the Square Mile,” he continued.

The project is aiming to achieve BREEAM Outstanding status and WELL Platinum ratings. During construction, Mace aims to donate around £7m in social benefits. This includes supporting vocational qualifications, education outreach, well-being programmes for local residents, and volunteering initiatives for local charities and community groups.

The office refurbishment will be complete by 2025

Construction will begin in Q4 of this year and should be complete by Q1 of 2025. Thamesis will work as the development manager, Gensler as the architect, Knight Frank as the project manager, and AECOM as the building services consultant.

“This is an exciting opportunity to revitalize a high-profile office building into a super prime office space. In the City of London currently, there’s increasing demand and limited supply of high-quality, highly sustainable office space focused on employee wellbeing,” commented Matthew Barratt, director and office asset manager at CBRE IM.

“This refurbishment will reposition 10 Gresham Street to meet the demands and expectations of the modern-day occupier,” he concluded.
