Capital 38 and Morgan Capital have chosen Mace Interiors, the fit-out division of the global, to refurbish 21 Bloomsbury Street, a new London office development

21 Bloomsbury Street is an 85,000 sq. ft office in London’s Bloomsbury conservation area, just a 2-minute walk from Tottenham Court Road Station.

The Ā£40m London office development will be completed in three phases, including refurbishing the existing building.

Mace will deliver a range of improvements

The developers will install new mechanical, engineering, and plumbing services, vertical transportation, reception, core and atrium improvements, and an extension of the building’s upper floors and rear.

ā€œWeā€™re delighted to be appointed to bring 21 Bloomsbury up to modern building standards so that it can compete with Londonā€™s best new offices and satisfy the increasing demand for high-quality, sustainable office space in the UK capital,ā€ said Nick Hoffman, operations director at Mace Interiors.

ā€œWe share our clientā€™s commitment to delivering sustainably and ensuring that we leave a lasting positive impact on the local community and the planet,ā€ he added.

A sustainable office development

The developers of 21 Bloomsbury Street want to improve the buildingā€™s sustainability features, targeting BREEAM Outstanding, NABERS 5*, and WELL Platinum ratings. They also want to achieve net zero operations.

95% of the original structure will be preserved as the project looks to set a new standard for the sustainable transformation of existing buildings.

The London office development will provide occupiers with a new sixth-floor office and a seventh-floor amenity pavilion featuring a 4,500 sq. ft communal roof terrace. The building will include a cafƩ/lounge, a wellness studio, and 174 cycle spaces. The project is expected to be complete by 2025.

ā€œOur vision for Bloomsbury Street has been to create a cutting-edge workspace that combines sustainability, innovation and functionality whilst maintaining the historic character of the building. We are delighted to appoint Mace as our delivery partner and have been impressed by their values, approach, and commitment,ā€ commented James Meaden, development manager at Morgan Capital.

ā€œWe look forward to realising our long-held ambition for the site in delivering market leading next generation office space,ā€ he concluded.
