Plans have been submitted to redevelop Regent Retail Park in Salford, with a tower that will become the third tallest building in the UK

Regent Park is currently home to a large number of high-street retailers. The proposed towers would surround the shops and raise the highest point of the Salford skyline to 241.5 metres, further adding to Salford’s developing skyline.

The development will cost £1bn, and is intended to not only bring more homes to the area, but provide a cleaner and greener living area with the introduction of West Union Park, with its own village square and play area.

Creating a new neighbourhood via urban regeneration

MattBrook Architecture undertook the design and planning of the buildings. Founding director Matt Brook said:

“Our masterplan creates a safe, walkable and inclusive neighbourhood where nature and architecture work together, fostering a community that prioritises liveability and wellbeing.”

The height of the towers will serve multiple purposes on top of providing living space, including being a landmark for the retail park, and acting as a ‘merging point’ between the cities of Salford and Manchester, bringing the cities  closer together visually and metaphorically.

Brook went on to say: “We do hope Regent Park will be a real source of pride for Salford.

It is quite a unique arrangement, where you’re going to get a really good dialogue between Manchester and Salford and those twin cities very visibly coming together either side of the river.”

Bringing sustainability and social space to Salford

The plans were submitted by Henley Investment Management, whose chief executive, Ian Rickwood, said:

“Regent Park will deliver a new local centre for the area, with retail, community and green space at the heart of the plans. Our proposals will bring forward more and enhanced retail space, a new park and village square, along with much needed high-quality homes.

Our vision is to create a new green and sustainable neighbourhood for Salford, one that meets the needs of future generations.”
