A new 4-storey medical centre in East Croydon for the National Health Service (NHS) has been structurally assured by Build Warranty Technical Services

The redevelopment project involves partially demolishing an existing 3-storey building and constructing a new steel-framed 4-storey medical centre. Work will be completed by April 2023, with a summer 2023 opening date.

With a gross internal area of just over 1000m2 and an expanded layout spanning four floors, the aim is to create a modern and efficient healthcare facility to accommodate the growing population of East Croydon. The project’s objective is to increase clinical floor space by 50%, enhancing primary care capacity and improving healthcare services for the community.

The necessity for the new building stems from the rising population in Croydon

In addition to providing more clinical space, the medical centre will include new diagnostic facilities and an on-site pharmacy, reducing the need for patients to be referred to other NHS buildings. To ensure easy access to all floors, workers will install elevators.

The project’s proposal entails the construction of a third and partial fourth floor within the roof space, a four-storey lift tower, a front extension, and a three-storey side/rear extension with undercroft vehicular access and car parking, along with the formation of an integral pharmacy. Before implementation, the project underwent an extensive appraisal of the existing building to determine its structural configuration and suitability for re-use during the planning phase.

To ensure an early handover of the facility to the community, the construction team prioritised retaining as much of the existing building as possible. They obtained a revised planning consent that reduced the scheme’s size to align with the available funds.

Build Warranty has conducted an in-depth intrusive structural investigation

To prepare for the project, Build Warranty conducted an in-depth intrusive investigation to determine the structural configuration of the existing building to minimise costs and the construction program. During construction, the practice has temporarily relocated to its sister site Eldridge Road Community Health Centre.

The project’s core values and mission prioritise providing quality healthcare services to the community. Highly trained and experienced medical professionals will staff the new medical centre, committed to providing patients with the best possible care.

Rob Croot, director at Build Warranty Technical Services Ltd, expressed his excitement about the project. He said: “Despite the challenges of working within a confined site area, the project is an exciting opportunity to provide modern facilities to the community.

“The new medical centre is expected to significantly impact the community by increasing the capacity of primary care services in the East Croydon area. It is a great opportunity to improve the provision of primary care services in the area, which will be highly beneficial to the community.”

Overall, the new medical centre in East Croydon is a significant project that will positively impact the community. It is an exciting opportunity for Build Warranty to be involved in such a project. The company is committed to providing the best possible service to ensure the project’s success.
